Job Description
We are looking for a dynamic Project Manager to lead and oversee the design and construction of affordable housing projects, mixed-use communities, and other special initiatives. In this role, you will collaborate closely with design and development partners, acting as the owner's representative during the construction phase. You'll manage multiple projects that vary in scale and complexity, focusing on contract administration, procurement, scheduling, financial oversight, and quality control to ensure successful outcomes from start to finish.
Key Responsibilities
Project Leadership: Guide the development of affordable housing projects, overseeing all aspects from design through construction.
Collaboration: Work with the real estate development team to define project goals, budgets, timelines, and quality standards, as well as identify and mitigate risks.
Site Planning: Conduct initial feasibility studies and review zoning and code requirements to support project planning.
Consultant Management: Prepare and distribute RFQs and RFPs, organize consultant selection processes, and coordinate with third-party consultants, including architects and general contractors.
Design Oversight: Lead the design process, working with architects, engineers, and other professionals, ensuring alignment with project goals and schedules.
Construction Supervision: Oversee the construction phase, monitoring project progress, resolving issues, and ensuring timely completion within budget.
Quality & Compliance: Maintain high standards in document management, budget control, and quality assurance throughout project lifecycles.
Communication & Reporting: Lead project meetings, provide regular updates to clients and stakeholders, and maintain open communication channels across all teams.
Future-Forward Leadership: Act as a forward-thinking team leader, fostering innovation and continuous improvement.
Additional Responsibilities: Conduct site visits, oversee vendors and subcontractors, manage project milestones, and handle other tasks as assigned.
Qualifications
Experience: 5+ years as a Project Manager or Construction Manager on multifamily or commercial projects; affordable housing experience is a plus.
Education: Bachelor's degree in Construction Management, Engineering, or a related field, or equivalent professional experience.
Skills & Abilities:
Proven success in delivering complex projects on time and within budget.
Strong understanding of project planning and management principles.
Proficiency in project management software and tools.
High-level organizational skills, with attention to detail and problem-solving ability.
Strong interpersonal skills, with the ability to lead and collaborate effectively in a team environment.
Ability to prioritize and manage multiple responsibilities in a fast-paced setting.
Proficient in Excel, PowerPoint, and other relevant software.
Excellent verbal and written communication skills.
